Vacation Rental Information

Weekend Vacation Rentals (2 night minimum) available September through May.

Reservations can be made by phone, mail or in person Monday through Saturday. You can check availability and reserve properties ON-LINE. A payment of approximately ½ the total rental amount is due within 10 days of booking the reservation.  If payment is not received within 10 days, the reservation will automatically cancel. Rates are subject to 5% South Carolina sales tax and 5% accommodation tax. Rental rates listed are weekly periods from Saturday to Saturday, unless otherwise specified.

Final Payment must be paid 30 days prior to arrival. A Reservation Confirmation stating your final balance will be mailed upon receipt of your initial payment. Please mark your calendar, this will be your final payment reminder. Reservations made less than 30 days prior to arrival require immediate payment of the total balance. No keys will be issued for your rental until all payments are received. "Last Minute" reservations may require payment via overnight mail.

Damage Deposit Waiver(DDW) is automatically included with most rentals for your protection from accidental damages to the property. This $50 non refundable protection covers all accidental damages to your property up to $500 that is reported before your departure. Damages exceeding an aggregate limit of $700 will be the responsibility of the guest. DDW does not cover or release guests from liability for: intentional or malicious acts; theft; phone or cable charges; damage from pets; intentional misuse of furnishing or appliances; guest’s personal property or injury.

Damage Deposit is required for all rentals that do not have Damage Deposit Waiver (DDW). This $300 deposit will be refunded within 30 days of departure, less charges for repairs, additional cleaning, phone band charges, or other expenses.

Payments may be in the form of personal check, certified check, money order or traveler’s check. All reservations require 5% accommodations and 5% county tax. 6% tax for linens and housekeeping. All reservations include a Reservation Fee of $45 covering administrative costs and guests services. There is a $45.00 charge for any check returned due to insufficient funds.

Check-in Time is between 3:00 and 5:00 p.m. at The Dieter Company office for most vacation rentals. Early check-in (1:00 pm) is available on a limited basis for $75. This option is not available for all rentals. This must be paid in advance and is non refundable if you arrive late. Initial the line below to request early check-in. We do not issue keys before 3:00 p.m. due to housekeeping schedules. Please arrange your travel plans accordingly. If you will be arriving after 5:00 p.m., please call our office to arrange for key pickup at The Dieter Company. Several of our rental properties, like Interval Ownerships, have different check in/ out times. Please confirm with our office.

Check-out Time is 10:00 a.m. We must adhere to this schedule to prepare the rental property for the next family.

Linens and Towels are included in the weekly rental of most condos at Litchfield By The Sea, Inlet Point and Interval Ownership houses. If linens are provided the beds will be made prior to your arrival. Linens are not included in most of our houses and Litchfield Retreat condos. They may be ordered for your convenience (see below). All orders for linens that are not included must be placed at least 14 days prior to arrival.

Swimming Pool hours are at the discretion of the property manager and are subject to change. No refunds are given for pool closings. Several private beach houses now have private pools for the use of guests. There are no additional charges to use these pools unless you would like to have it heated. All condos will have access to a community pool.

Items to Bring: sheets, towels (unless rented), paper products, dish detergent, laundry detergent, soap, trash can liners, beach towels, beach chairs, etc.

Rental Cribs, Umbrellas, Beach Chairs etc: Vacation equipment rentals, Inc. can provide a variety of beach rental equipment. You may call them to place your order at (800) 516-9886 or for a complete list of items available, http://www.vacationequipmentrentals.com/. They will provide delivery and pick up anywhere in the Pawleys and Litchfield community.

Housekeeping is included with all of our weekly vacation rentals for no additional charge. Midweek cleans may be added by request for an additional charge. Our housekeepers will clean the unit after your departure. We do require that the rental unit be left in a neat and orderly fashion, the kitchenware should be cleaned and stored in cabinets and all trash bagged and placed in outside containers for pick up.

Furnishings & Equipment: All vacation rentals managed by The Dieter Company are furnished for normal daily living. This includes fully furnished kitchens with: microwave, stove, oven, dishes, cookware, flatware and glassware. Unless otherwise stated in the unit description, our rental units are equipped with air-conditioning, washer/dryer, cable TV and telephone, . Each unit is privately owned & furnishings and condition of unit will vary according to the tastes and needs of the owner. Furnishings are not to be moved or re-arranged.

Messages & Mail can be received through our office. If you are expecting mail, while on vacation, please check with our office periodically. Make sure the party contacting you knows which rental unit you will be in. Messages will be delivered only in case of emergency.

Internet Access ? Many rental properties now feature high speed Internet access. There are several Internet hotspots located throughout the Pawleys Island community if high speed access is not available in you rental unit. Charges for dial up internet access will be very expensive unless using local numbers, which are limited to exchanges for Pawleys Island and Georgetown only. Please confirm that you are using only local numbers to avoid being billed for excessive phone charges..

Cancellations must be received in WRITING ONLY - via mail, email, or fax (843) 237-4535. Should a cancellation be necessary, there will be no refund unless the same unit is re-rented and paid in full for the same dates as your original reservation. If the property is rerented for less money or fewer days, we will charge your account for the shortage in rent and the balance will be returned to you less a 10% handling fee of the rental rate. If Trip Insurance has been accepted, please contact CSA (insurance company) directly at (866) 999-4018 .

Trip Insurance: Due to the risk of Governor mandated evacuations and unforeseen circumstances resulting in a vacation, we have contracted with CSA, Inc. to offer Travel Protection Insurance for our guests. This protection is optional, but highly recommended. This insurance not only protects your vacation financial investment from hurricanes, but also covers some unforeseen circumstances resulting from trip cancellations and forfeiture of payments. The premium is automatically included in your initial deposit agreement where indicated.

Transfers & Changes: You may transfer deposits and payments to another time period only for the same rental property and same season in which the reservation was originally made. This must be done at least 90 days prior to the original arrival date. Deposits and payments can not be transferred to other properties unless the original property is re-rented (see Cancellations).

Capacity: Please pay careful attention to the capacity listed for each unit. Limit your party so as not to exceed capacity. Babies in cribs are the only exception to this policy.

Pets are now allowed in several of our rental houses. Click Here to view a detailed listing of these properties. Properties allowing pets are limited to 2 adult dogs only. Additional rent will be charged: $200 for first dog, $100 for second (unless otherwise stated in property description). Pets are not allowed on any furniture and guest will be charged additional cleaning to remove hair from bedding, couches, etc. Guest will be charged for any damage or additional cleaning relating to pets. If pets are detected with out notice or in any non pet friendly homes The Dieter Company reserves the right to terminate lease and/or charge additional fee of $500. You are required to obey all county beach laws and community rules regarding your pet. Litchfield Beach and Pawleys Island both have rules posted at beach access areas.

No Houseparties! The Dieter Company reserves the right to refuse occupancy or discontinue the rental with no refund if a houseparty is detected. A houseparty may be, but is not limited to any group made up of persons under the age of 25, who are not members of the same family. We strictly adhere to our policy of renting only to family and adult groups. If you are not sure about your group, call immediately. This could help avoid a loss of your entire rental payment.

Long Distance Calls must be charged to your credit card or home telephone number. There will be a service charge of $20.00 added to any long distance or band charges billed to the unit.

Rules & Regulations of each home owners association may vary and must be strictly adhered to.

Recreational Vehicles are not allowed at many of our rental properties. NO MOTORCYCLES are allowed in any condominium areas. Some houses in Litchfield Beach, North Litchfield and Pawleys Island may allow these items by special request (Please call with questions.). NO GOLF CARTS allowed at Inlet Point Condominiums, Litchfield Retreat Condominiums or any high rise condominium community at Litchfield by the Sea.

Maintenance: All equipment in our rental units should be in working order. Please report any inoperative equipment to our office promptly. Every effort will be made to resolve the problem as quickly as possible. No refunds are made for equipment failures.

Reservations for next year: You have the first opportunity to reserve the same property and same time period for next year. A $75 deposit is required and is due prior to your departure. The deposit is non transferable and non refundable unless the requested property is unavailable.

Keys: You will receive 2 sets of keys at check-in. A $10 fee (per set) will be charged for any sets of keys not returned. The liability of lost keys can be great, so please keep up with your keys.
