Weekly vacations are available for all rental properties year-round. Weekly rates are listed at the bottom of every vacation property page. All vacation rentals are within walking distance to the beaches of Pawleys Island or Litchfield. We offer a wide range of beach vacation options including houses, condos, and villas along the oceanfront, creek and saltwater marsh.

MONTHLY RENTALS (WINTER RENTALS)
Monthly rentals “Winter Rentals” are reservations 30 days or longer. Incredible discounts are available October – April for guests staying several weeks or longer. Rentals longer than 90 days also save an addition 11% as accommodation taxes are not required! Rates vary depending on the months and length of stay. Most rentals have utilities included with the rent. What a deal!

LONG TERM RENTALS
Long term rentals are available for 6 months or longer. We have a wide range of furnished and unfurnished properties available in oceanfront and golf communities. Vacation reservations can be made by phone, in person or online. Our experienced rental staff has personally viewed each property and is glad to assist you Monday through Saturday 9am-5pm. You may also check availability and reserve properties at www.DieterCompany.com. Browse photos of the inside, outside, and view; see floor plans, interactive Google maps and detailed property descriptions.
A signed copy of the rental agreement and payment of approximately ½ the total rent amount are required within 7 days to confirm your reservation. Upon receipt a Rental Confirmation showing the balance due will be sent to you. Your final balance is required 30 days before arrival. If payment and a signed rental agreement are not received by the Due Date then your reservation will automatically cancel. Reservations made less than 30 days prior to arrival require immediate payment of the total balance.
RESERVATIONS FOR NEXT YEAR
You have the right to make a tentative reservation for the same vacation property and dates next year. A $100 deposit per week is required prior to the Friday before your departure or your dates will be made available for other guests. The deposit is not transferable and not refundable unless the requested property is unavailable.
Rental payments are preferred by check or debit card. Master Card and Visa are also accepted. Your initial payment is due within 7 days of making a reservation. Reservations arriving in less than 30 days require immediate payment of total balance.Stays longer than 3 months are tax exempt for rent. Please note that keys will not be given at check-in until all payments are received.
Check-in is between 3:00 and 5:00 p.m. at The Dieter Company office unless otherwise noted in the property description. Our address is 13253 Ocean Hwy, Pawleys Island, SC 29585. We are not able to give out keys early or until confirmation from housekeeping that everything is ready for your arrival. You will receive 2 keys, internet codes and any other pertinent information with your check-in package. If you will be arriving after 5:00 pm or on Sunday please call to make arrangements to pick up keys at our office. Several of our rental properties, like Interval Ownerships, have different check in/ out times listed in the property description. You must be 25 to check-in.
Early check-in (1:00 pm) is available on a limited basis for $75 plus tax. This option is not available for all vacation rentals. This must be paid in advance and is not refundable if you arrive late.
Check-out by 10:00 sharp (unless otherwise listed in the property description). We must strictly adhere to this schedule to ensure the rental properties are ready for the next guests. Please return keys and comments to our office. We do read all of your feedback and use it to make stays enjoyable for future guests. Please bring non-perishable food items to The Dieter Company at check-out for donation to great local charities.
Housekeeping is included with all weekly and nightly vacation rentals prior to arrival and after departure. Midweek cleans may be added by request for a special rate. We do require that the rental unit be left in a neat and orderly fashion. Upon departure: wash and store all kitchenware; bag trash and place in outside containers; empty refrigerator and cabinets; strip beds, stuff sheets and towels into pillow cases and place beside front door (leave mattress pads, blankets and pillows on the beds for housekeepers to inspect); check all closets and drawers for belongings. Monthly and annual rentals do not include housekeeping.
LINENS & TOWELS
Linens and towels are included in the weekly rental of most condos in Litchfield By The Sea, Inlet Point and some houses. They are optional for Litchfield Retreat Condos and many houses. All linen packages include the beds made prior to your arrival and bath towels placed in all bathrooms. If included with your property it will be indicated in this guide by a red bed icon.
If not included, you may bring your own or can be ordered through our office at least 10 days in advance. Options are available as all-inclusive packages or a-la-cart items. Please return all linens picked up at our office to the bins on our front porch upon departure.

FURNISHINGS & EQUIPMENT
Furnishings and equipment vary according to the unique taste of individual owners. All vacation rental properties are equipped for normal daily living. This includes fully furnished kitchens with: microwave, stove, oven, dishes, cookware, flatware and glassware to accommodate the maximum occupancy. Unless otherwise stated in the description, all units have: air conditioning, cable TV, and dishwasher. Please report any equipment problems promptly and we will make every effort to resolve it quickly. No refunds are given due to appliance or equipment failure. Also, please note that furnishings are not to be moved or re-arranged.

Cancellations for vacation rentals must be received in WRITING - via mail, email firstname.lastname@example.org, or fax (843) 237-4535. Should a cancellation be necessary, there will be no refund unless the same unit is re-rented and paid in full for the same dates as your original reservation. If the property is re-rented for less money or fewer days, we will charge your account for the shortage in rent and the balance will be returned to you less a 10% handling fee of the full rental amount. If Trip Insurance has been accepted, please contact CSA (insurance company) directly at (866) 999-4018.
TRAVEL PROTECTION INSURANCE
Travel Protection Insurance is an optional service that is highly recommended. This insurance not only protects your vacation financial investment from hurricanes, but also covers many unforeseen circumstances resulting from trip cancellations and forfeiture of payments. We have contracted with CSA, Inc. to offer this great Travel Protection Insurance. Here are some of the coverages with this great plan:

TRANSFERS & CHANGES
Transfers and changes may be considered for the same rental property and same season in which the vacation reservation was originally made. This must be done at least 90 days prior to the original arrival date and will have to be approved by The Dieter Company. Deposits and payments cannot be transferred to other properties unless the original property is re-rented (see Cancellations).
ACCIDENT DAMAGE PROTECTION (ADP)
Accidental Damage to the property is covered up to $700 during the time that you are on vacation. You just simply report any accidental damage that occurred to your rental property prior to check out. We will take it from there – that simple! ADP does not negate your duties or personal liability as a renter. Pet damage, guest personal property, additional cleaning is not covered.
Maximum Occupancy is listed for each rental in the property description and on your rental contract. This is the maximum guests allowed; the only exception is for babies in cribs.
NO HOUSE PARTIES!
We only rent to responsible adults over the age of 25. We do not rent to groups predominately under 25 for spring break, graduation, or any other groups at the sole discretion of The Dieter Company. If a house party is detected, we reserve the right to refuse occupancy or immediately discontinue the rental with no refund.
RULES & REGULATIONS
Rules and regulations of each home owners association may vary and must be strictly adhered to. Rules are available throughout our website and in each property.
DOG FRIENDLY VACATION RENTALS
Dog friendly vacation rentals are allowed in several homes. You are allowed two adult dogs, no other pets including cats and birds. Unless otherwise stated in the property description the additional rent is $200 for the 1st dog and $100 for the 2nd plus tax. Pets are not allowed on any furniture. Guests are responsible for any damage and additional cleaning expenses relating to pets. You are required to obey all county beach laws and community rules regarding your pet. Litchfield Beach and Pawleys Island both have rules posted at beach access areas. Pets are not allowed by renters in any condos throughout our area. This includes all of Litchfield by the Sea, Inlet Point and Litchfield Retreat.
Search Pet Friendly Vacation Rentals
Swimming pools are available for all condos and many private houses that we rent. Hours and rules are at the discretion of the property manager or owner and are subject to change. No refunds are given for pool closings. If you have a child in swim diapers check individual rules. Some private pools may be heated as indicated in the property description. There will be an additional cost associated with this service. Please note that heat pumps will not work when the air temperature is below 50 degrees. Pools are only available to guests staying in that property and may not exceed occupancy allowed by the property.
Elevators are available in most multi-level condo projects and some private homes. Private homes that allow use will require an additional deposit and liability waiver. Any damage during your stay will be your expense without exception.
Fireworks are not allowed in any of our properties. Pawleys Island and much of the Litchfield Beaches have ordinances and fines associated with the discharge of fireworks.
Grills are included with many of our rental properties. Check your property description to see if one is provided and whether it is charcoal or gas. Grills are not allowed on or directly below any porches or balconies. Some condos have designated grilling areas. Please clean grill after every use and prior to check-out.
Boats are allowed at some rental houses. Please call office for details regarding size and location. Be aware that the saltwater creeks around Pawleys and Litchfield are tidal and will have large changes in depth from high to low tide.
Golf carts are not provided with any rentals, but may be allowed at most houses and some condos. Note they are not allowed in Inlet Point Condominiums, Litchfield Retreat or any high rise condominium communities at Litchfield by the Sea.
Motorcycles may be allowed in a few homes by special request only.
Recreational vehicles may be allowed in a few homes by special request.
No smoking is allowed in most properties. If your rental does allow smoking it will not be listed as No Smoking in the property description. You may also use our detailed rental search for the few properties that do allow smoking.
INTERNET ACCESS (WIFI)
Internet access (WIFI) is provided with most vacation rental properties for no additional cost. If important, please confirm it is listed in the property description prior to reserving. Passwords will be listed in the refrigerator of most properties. Free Wifi is available in several areas throughout our community: Our Lobby, County Library, Eggs Up Grill, Applewood Restaurant and many other locations.
Landline telephones with local access are available in most of our vacation properties. If no landline is available it will be listed on your rental agreement. Unless your property advertises unlimited long distance then only local calls are allowed.
Faxes may be sent and received at the UPS Store Phone (843) 237-7951/ Fax (843) 237-7967 Messages will be delivered only in case of emergency.
LOST & FOUND
Please contact our office within 7 days of departure regarding any belongings left behind. We will try to help with locating your lost items. Anything not claimed within 14 days will be donated to local charities.
Grocery stores are easy to access from all rentals. BiLo is located near the entrance to North Litchfield and Litchfield by the Sea; Lowes Foods and Food Lion are located at the South Causeway to Pawleys Island; Publix and Fresh Market are situated in between the others.
Construction projects are part of growth and change along the coast. If your rental is near an ongoing project we will speak with the contractors regarding reasonable start times and noise to help keep your vacation enjoyable. However, this is beyond our control, and no refund will be given.
