6 Tips on How to Make Your Vacation Rental Stand Out
Posted by The Dieter Company | Thursday, March 4, 2021
Beach Rentals have proved to be an excellent vacation choice during the challenges of Covid and last year was record-setting for many of our vacation homeowners. We have all learned a lot since last April and want to share some helpful insight in preparing for the upcoming rental season.
How to Make Your Pawleys Island Rental Stand Out
- Well-equipped kitchens are desirable as they allow families to cook and avoid dine-in restaurants.
- Your WIFI needs to be fast and secure. Without it, you are missing rental opportunities.
- Guest are looking for unique amenities like pools, table tennis, pool tables, fire pits, & game rooms.
- Outdoor spaces, with nice furnishings, are more important than ever.
- Renter expectations have risen. Old carpets, worn bedspreads, and dated sofas are not ok. They want newer, or well-maintained properties, and are willing to pay a premium for them.
- Keyless Entry and Smart Thermostats are starting to be of interest to guests.
Travelers want a nice place at the beach to comfortably spread out with close family and friends. What a great reminder that it’s time to arrange your annual “Spring Clean” and schedule preventative maintenance tasks. This is important for appearance, safety, and may prevent more costly repairs this summer. These suggestions are based on feedback and maintenance calls from all of our rental properties. With your approval, we want to help minimize problems by addressing potential issues before they arrive.
Every Year Owners Should:
- Update and Restock the Kitchen
- Declutter Closets
- Replace Worn Pillows
- Clean Carpets
- Organize Storage Areas.
- If you have older or ongoing appliance issues, we strongly recommend replacing them now. Covid has caused shortages and you may not be able to get items last minute this summer. Many owners have also been removing carpet from their homes and replacing it with new solid surface flooring like luxury vinyl planks (LVT or LVP).
We are always glad to help you by obtaining upfront quotes and scheduling work. Services are performed by reliable contractors that you can speak with directly. Our goal is to help you minimize potential problems and keep guests smiling on vacation. Please be sure to share any updates with us. Even small things, like new bedspreads, can make a big impact in marketing to potential renters. It also gives us the opportunity to feature your property through social media and other marketing. Jacque, Krystal, Rhonda, Vicki, Carol and I welcome your questions and appreciate the opportunity to take care of your home at the beach.
Please circle preferences on the next page and return to Info@DieterCompany.com, Fax: 843-237-4535, or mail. If coordinating tasks directly, please let us know this as well.
We hope to see you around the beach this Spring!
Tips For Owners
Naming Your Beach Rental Property
Posted by The Dieter Company | Tuesday, February 2, 2021
Choosing a name for your beach rental property can be exciting or maybe even stressful - depending on how you look at it. A name is a pretty important part of what makes your vacation rental, your vacation rental. It’s one of the first things that catches user’s attention when browsing a vacation rental website.
Wondering what to name your Pawleys Island beach house? We’re sharing some tips and some of our favorite beach property names in our program to help make your decision a little easier!
#1 – Make the Name Memorable
The most obvious tip is to make the property name memorable. You want future guests to remember your vacation home for years to come, and a standout name is just one of the ways to do that.
#2 – Make It Something Personal that Your Family Loves
A property name can come from something that means a lot to your family. Your personal experiences, memories from your time on Pawleys Island and Litchfield Beach, and much more. Maybe there is a certain feature of the house that makes your Pawleys Island home so special. Pulling inspiration from the unique features of the house that you love can lead to wonderful name choices.
#3 – Try to Connect to Potential Renters by Evoking Certain Emotions
Family vacations were made to create special memories with loved ones. It’s a time we set aside to spend quality time with those close to us and appreciate what we have. Creating a sense of nostalgia with the name could be a good idea. Names that remind people of family vacations or names based on emotions that remind us of ocean breezes or summer days on the coast is another source of inspiration to pull from.
#4 – And Remember, Just Have Fun!
While it can be stressful thinking of a name that perfectly describes your property – remember to relax and have fun with it! Some of the best names come from your favorite music, beach puns, or activities you love doing.
It’s important to make it memorable and standout amongst the crowd – marketing 101. Try to connect your family to potential renters by tugging on their emotions, state of mind, or telling them a story. If you are torn between a few different ideas, we are glad to float them through our rental department to get feedback.
What Are Our Favorite Property Names?
We asked our rental staff their favorite property names (not necessarily favorite properties) from The Dieter Company property management program and here is what they said:
- Carolina Sunshine – “Makes me think of the years that I spent living away from the beach and low country and missed it so much.”
- Sea’z the Day – “Reminds me how often we don’t take advantage of the environment we live in here and how lucky we are to live in the low country surrounded by the ocean, creeks, marshes and rivers.”
- Shore Broke – “I like this name because it describes what it is probably like to own a property at the beach. The price to pay to live on the shore.”
- Lakeside Villa (58A) – “The view from the windows and porch is absolutely breathtaking and perfect for spotting our local wildlife!”
- Creekhouse – “It truly depicts just what it is…a creek house.”
- Happy Ours – “It’s happy and it’s theirs, ours.”
- Pelican Watch and Osprey Watch – “Those are all great locations to view the abundant wildlife our area offers, such as Ospreys and Pelicans.”
- Traumerei – “This one fits the "state of mind" category but also favorite music. The definition of Traumerei is a state of being completely occupied by one's own thoughts. Traumerei is also a classical piece by Robert Schumann's Scenes from Childhood - https://www.youtube.com/watch?v=HFWWOzi3Ogo.
- Isle Be Back – A fun play on a movie classic and a beach pun.

Things to Do in the Fall at Pawleys Island
Posted by The Dieter Company | Friday, September 25, 2020
Fall at Pawleys Island is wonderful and is a local's favorite! The weather drops to comfortable temps making spending time in the outdoors the best, the crowds of summer are gone and the weekly rates for our Pawleys Island and Litchfield Beach rentals are lower. We've compiled a list of our favorite things to do in the fall at Pawleys Island to help you plan your Pawleys Island vacation this fall season.
Relax on the Beach
Our number one favorite thing to do is settle down in a beach chair, feel the sun and enjoy the ocean breeze. Wiggle your toes in the sand and listen to the ocean waves. It’s a perfect way to unwind and relax.
Cast out a line and try surf fishing for Spanish Mackerel or fish in the saltwater creeks for Flounder and Spots. Fire up the grill and get ready for the most delicious dinner you've ever had.
Rent a kayak and surround yourself in the natural habitat of our saltwater creeks.
While on the beach or in the creek, be sure to watch as Shorebirds show off their fishing skills or thrill you with a wing flap that lifts the long-legged birds into flight. It's peaceful. It's serene. It's Fall, at Pawleys Island, the best place to be for a relaxing vacation.
Tour outdoor sculpture exhibits at Brookgreen Gardens and takes in the National Sculpture Society 87th Annual Awards Exhibition. Featuring rising stars alongside the work of masters and fifteen awards presented by the Society and the People’s Choice Award, determined by visitors to Brookgreen Gardens. Beginning August 8, 2020 – October 25, 2020.
Spend Time on the Green
Book a tee time on The Waccamaw Golf Trail. Every day is a good day at the beach.
Enjoy Lowcountry Fare
Dine at one of our fabulous Low Country cuisine restaurants. Local restaurants have lively entertainment on the weekends as well as offering delicious seasonal entrees for all tastes.
Holidays on Pawleys Island
November is a special month as we get ready for Thanksgiving at Pawleys Island. Reserve a beach house now to celebrate the feast at the beach. Nothing is more special than holiday memories and good times with loved ones.
November 27 begins the most beautiful sight in the area. Brookgreen Gardens lights up with its spectacular annual event. Nights of a Thousand Candles bring the gardens to life with more than 5,500 hand-lit candles and countless sparkling lights from 4:00-9 PM. Walk through the light display and hear sounds of holiday music and carolers singing. Plan early to attend as tickets tend to sell out.
